What Actually Happens When You Work With a Relocation Specialist? A step-by-step look at the whole process.

It's a lot more structured than most people expect, and a lot less overwhelming than trying to figure it out alone from six states away. I built my process specifically for people relocating into the Triangle, because a local buyer searching listings and someone moving from Chicago with a job start date and a family to settle are not solving the same problem, even though they're both technically "buying a house."

Here's exactly how it works, start to finish.

Step one, the real conversation.

Before I show you a single listing, we talk. Budget, job location, commute tolerance, school needs if you have kids, lifestyle preferences, walkable downtown versus quiet cul de sac, all of it. This step gets skipped constantly when people try to DIY a relocation, and it's the single biggest reason people end up in a town that doesn't actually fit them. I've had clients ready to commit to a neighborhood after one weekend visit, only to realize during this conversation that a completely different town fits their actual life far better.

Step two, narrowing down towns.

The Triangle is not one place. Raleigh, Durham, Cary, Apex, Wake Forest, Chapel Hill, Morrisville, they all have different price points, commute patterns, and personalities. Based on our first conversation, I narrow your search to two or three towns that genuinely make sense, instead of leaving you to research all of Wake and Durham counties on your own from far away with no context for what any of it actually feels like day to day.

Step three, the search itself.

Once we've narrowed the geography, we get specific. I send you listings that actually fit your criteria, not a mass feed of everything on the market. If you can visit in person, we plan an efficient showing trip that covers your top options in a focused window instead of a chaotic scramble. If you can't visit before making decisions, I do virtual walkthroughs and give you an honest, detailed read on each property, the kind of read you'd get from a friend who lives here, not a sales pitch.

Step four, the offer and negotiation.

This is where local market knowledge matters most. What's a fair offer on a home that's been sitting 45 days versus one that just listed. What contingencies make sense to include given current conditions. How to structure your offer if you're also selling a home somewhere else and need the timing to line up. I handle this part closely with you, because getting it right the first time avoids a lot of stress later.

Step five, coordinating your move.

Relocation isn't just the purchase, it's coordinating a closing date with a job start date, a moving truck, school enrollment deadlines, and sometimes selling a home in another state at the same time. I help you think through this timeline realistically so you're not trying to close on a house, start a new job, and unload a moving truck all in the same 48 hours.

Step six, closing and settling in.

Once you close, I don't disappear. Part of what All Inclusive Realty is built around is making sure you actually feel settled, not just handed keys and left to figure out the rest. Recommendations for the area, answers to the random questions that come up in your first few weeks, all part of the relationship.

What's a realistic timeline for all of this?

Most relocation clients move through this whole process in 60 to 90 days from our first serious conversation to closing. It can move faster if your timeline requires it, but giving yourself that runway makes the entire experience feel manageable instead of frantic.
