There is no more important decision in the home selling process than the list price. Too high and you sit on the market, get stigmatized, and eventually reduce. Too low and you leave money on the table (though honestly, in Raleigh, a competitive price often generates multiple offers and drives the final number up anyway).

You generally do not recoup the full cost of a full kitchen renovation or primary bathroom remodel before a sale. Better strategy: price the home to reflect its current condition and let the buyer choose their own finishes with their own budget.
